Start with the right comparables
Review recent closed sales with a similar location, size, age, condition and features. Consider competing listings and the context behind each sale. A nearby home is not automatically a useful comparison if its condition, lot or layout differs.
Understand what an estimate can—and cannot—tell you
An online estimate may not reflect improvements, repairs or the full condition of your home. A comparative market analysis helps inform a listing strategy; it is not an appraisal. Neither guarantees what a buyer will pay.
Discuss price and net proceeds together
Review your estimated loan payoff, transaction costs, concessions and any preparation budget. A higher offer can produce lower proceeds if its other terms are less favorable. Use the proceeds calculator to compare assumptions.
